01If I pay the 30% deposit now, when can I move in?

The current expected delivery period is 6 to 18 months, depending on the selected unit and construction progress. This is an estimate, not a guaranteed move-in date. Your signed agreement and the latest written project update will confirm the handover terms that apply to you.

02How much do I need to start the two-bedroom option?

The current listed price is ₦75 million, and the 30% starting deposit is ₦22.5 million. The latest approved price and availability must be confirmed before payment.

03After paying ₦22.5 million, how will the remaining balance be funded?

If you choose the mortgage route, the participating bank will assess your application and decide how much it can approve. Knowledge Court can guide you through the property process, but the bank makes the final lending decision. If the approved amount is lower than the balance, a Knowledge Court representative will explain the available payment options.

04Will my age and present salary allow me to qualify for a mortgage?

Only the participating bank can confirm this after reviewing your application. The bank may consider your age, provable income, existing loans, monthly obligations, credit history and ability to repay. Knowledge Court cannot guarantee mortgage approval.

05Can the bank consider income from my second job or remote work?

The bank decides which income it can accept and what proof it requires. You should disclose the income and provide the available records, but it should not be treated as accepted until the bank confirms it.

06Can my spouse and I apply for the mortgage together?

Couples may apply jointly. The bank may consider both applicants' income, age, debts and ability to repay. In some cases, the bank may structure the younger person as the main applicant when considering the repayment period, but the bank decides the final structure. A joint application does not automatically guarantee approval or a larger mortgage.

07What if my spouse's income is temporary or not steady?

The bank will decide how much weight to give that income after reviewing the employment and income records. Do not assume that temporary income will be accepted before the bank confirms it.

08How much mortgage can I receive?

There is no safe fixed amount to promise. The approved amount depends on the participating bank's current rules and its assessment of your income, age, debts, credit information, ability to repay and the property valuation.

09How long will mortgage approval take?

The exact approval time must be confirmed by the participating bank. Timing depends on the bank, the documents supplied and the applicant's circumstances, so Knowledge Court cannot promise a fixed approval period.

10What information or documents will I need for the mortgage review?

The participating bank will provide its current document checklist. It may ask for identity documents, employment or business income records, bank statements, details of existing debts and other supporting documents. The bank's current checklist is the final guide.

11What happens if the bank approves less than the remaining property balance?

Do not assume that the mortgage will cover the full balance. If the bank approves a lower amount, an authorised Knowledge Court representative will explain the approved alternatives before you commit further funds.

14Does the mortgage calculator result mean that my loan is approved?

No. The calculator is a planning guide. A working fit means your figures appear ready for a bank review, while needs review means some figures may need to change or be checked by a person. Neither result is an approval or rejection. Only the participating bank can make the final decision after checking your application and documents.

15How is the estimated monthly mortgage payment calculated?

The calculator uses the mortgage amount, the fixed 9.75% annual MREIF interest rate and the repayment period to estimate a monthly payment on a reducing balance. The approved loan amount and repayment period that apply to you will still affect the final monthly figure.

16Can I pay more than the 30% deposit?

You may propose a larger deposit. A larger deposit can reduce the mortgage amount you need and may reduce the estimated monthly payment. Knowledge Court and the participating bank must confirm the payment structure in writing before you pay.

17How does my age affect the mortgage repayment period?

A bank may limit the repayment period by the applicant's age at the end of the loan. This means an older applicant may receive a shorter period and a higher estimated monthly payment. The calculator uses a working planning rule, but the participating bank's current written age and repayment rules will control your application.

18Which banks are currently available for the mortgage review?

The mortgage calculator shows the latest bank funding information supplied to Knowledge Court and the date it was received. This list can change. A bank shown as available has not promised to fund your purchase, and its funding position and willingness to assess your application must be reconfirmed before submission.

19What does it mean when a bank is shown as unavailable?

It means the latest information supplied to Knowledge Court did not show funds available from that bank at that time. It does not mean the bank is permanently closed to mortgages. Its status may change, so current information should be checked again when you are ready to submit.

20Is the amount of up to 20% for finishing the apartment guaranteed?

No. Any amount returned for interior finishing depends on mortgage approval, disbursement, the participating bank's final terms and the approved Knowledge Court transaction structure. Up to 20% is a possible maximum, not a guaranteed cash payment. The amount that applies to you must be confirmed in writing.

21Are the calculator interest rate and stated MREIF charges final?

Yes. This calculator is built for the MREIF mortgage route. Its 9.75% annual interest rate is fixed, not variable, and the buyer cannot adjust it. Any MREIF charges stated in the approved offer are also the set charges for that route. A charge that is not shown in the calculator or approved offer should not be treated as part of this estimate.

22Do I need a Retirement Savings Account (RSA) or need to move my salary?

The MREIF calculator does not use NHF contribution. It asks whether you have a Retirement Savings Account (RSA) and whether you can move your salary if required. The participating bank will confirm how either item applies to your application before submission.

23Can a business owner or self-employed person apply?

A business owner or self-employed person may apply, but the bank will decide what income it can accept. It may request business registration, bank statements, tax records, contracts, invoices or financial records. The participating bank's current document checklist is the final guide.

24Will an existing loan or past missed payment affect my application?

It may. The bank may review existing loans, monthly debt payments and credit history when checking affordability. A past issue does not allow Knowledge Court to approve or reject you. Disclose accurate information and let the participating bank make the final assessment under its current rules.

25Can I buy an apartment as an investment?

Yes. You can buy an apartment to live in, hold as a long-term investment, or discuss a shorter-term resale arrangement with Knowledge Court. Any investment arrangement must be written clearly before payment. Future property value, resale timing and profit are not guaranteed.

26How can a short-term investor exit?

A short-term investor may ask Knowledge Court to find another approved buyer for the apartment at the price available at that time. Once the new buyer completes the required payment and the transfer is properly documented, the original investor receives the amount due under the written exit agreement. Any additional amount depends on the actual resale price. There is no guaranteed profit or guaranteed resale period.

27What happens if I pay the initial property deposit but cannot complete the balance?

Knowledge Court may offer the apartment to another approved buyer if you cannot complete the required balance within the agreed period. Once the replacement transaction is completed, your property deposit will be refunded according to the terms in your signed agreement. This answer concerns the main property deposit. The EOI payment has its own separate terms, including its 30-day or 60-day validity period.

28If I pay 30% but do not yet qualify for MREIF, can I use the construction period to improve my position?

Yes. While the apartment is still being completed, you may use the available time to increase your deposit, strengthen your provable income, reduce existing financial obligations or prepare the required documents. This does not guarantee mortgage approval and does not automatically extend a payment deadline. Your applicable timeline must be confirmed in writing by Knowledge Court.

29What documents will I receive for my apartment?

You will first receive an offer letter and acknowledgement of every payment you make. The main property documents will initially be processed in Knowledge Court Estate Limited's name. After you complete payment and pay the applicable documentation costs, an individual Right of Occupancy and Certificate of Occupancy will be processed for your apartment. The applicable documentation costs and process should be confirmed in writing before completion.

30Can I use my apartment as collateral with a bank?

Yes. After payment is completed and the individual property documents have been processed, the apartment may be presented to a bank as collateral. The bank will still carry out its own checks, valuation and loan assessment before accepting the apartment as security.

31Is the ₦90 million three-bedroom a terrace or detached house?

No. The current ₦90 million three-bedroom offer is an apartment in a four-floor block of flats. It is not a bungalow, terrace or fully detached house. Confirm the current unit and availability in writing before payment.

32Can I choose a lower or higher floor?

You may state your preferred floor, but the final allocation depends on what is available when your unit is confirmed. A floor preference is not guaranteed until it appears in your written allocation.

33Can I use the bank where I already receive my salary?

You may use your existing bank only if it is participating in the current mortgage route and agrees to assess your application. Check the banks shown in the mortgage calculator. Having an account with a bank does not by itself guarantee funding or approval.

34Can I inspect Eden Gardens before making a payment?

Yes. You can book a site inspection to see the location and current work before deciding. An inspection does not reserve a unit, so the current price and availability should still be confirmed when you are ready.

35How can I check the property and Knowledge Court before paying?

Visit the site, read the current written offer and EOI terms, request the property information available for due diligence, and confirm the approved payment channel directly with Knowledge Court. Do not rely only on a social post or verbal message when making your decision.

36What does the EOI payment reserve?

The ₦200,000 option holds an apartment category and the current campaign price for 30 days. The ₦500,000 option holds them for 60 days. The full EOI amount is credited towards the required initial payment when that payment is completed within the selected period. The written EOI terms control, and the EOI does not transfer ownership or guarantee mortgage approval.
